Brokers and Realtors, we appreciate your help in getting our The Reserve Units sold and transitioned to all new Owners. Here’s some information to help make the process one that represents The Reserve properly and benefits all parties involved:

IMPORTANT NOTE: REALTORS PLEASE STOP MISREPRESENTING THE RESERVE BY ADVERTISING THE RESERVE AS “'VACATION RENTAL FRIENDLY'; ‘SHORT TERM RENTALS ALLOWED’, ”VRBO FRIENDLY" OR SIMILAR - THIS IS NOT ACCURATE AND IS INDEED MISREPRESENTATION. IT IS COMMON KNOWLEDGE THAT “VACATION RENTALS ALLOWED” INDICATES SHORT TERM RENTALS, NIGHTLY RENTALS, VRBO, EVOLVE, AND AIRBNB, AND THE LIKE AS BEING ALLOWED, WHICH GOES AGAINST THE RESERVE'S RESTRICTIVE COVENANTS OF NOT ALLOWING BUSINESSES TO BE RUN OUT OF THE RESERVE; DO NOT USE ANY OF THE FOLLOWING WORDING ON MLS, REAL ESTATE ONLINE PLATFORMS, SOCIAL MEDIA OR ANYWHERE THAT IS VISIBLE TO THE PUBLIC: “vacation rentals” or “vacation rental investments” or “highly profitable rental property or business” or “highly profitable investment property” or by any of their also known as “titles” and “code” words to include, but not limited to: “STR (Short Term Rentals) Allowed”; “STR Friendly”; “Nightly and/or weekly rentals”; “Nightly and/or weekly rentals Allowed”; “Nightly and/or weekly rental Friendly”; “VRBO's”; “VRBO's Allowed; “VRBO Friendly”; “Airbnb's”; ”Airbnb's Allowed; “Airbnb Friendly”; “Evolve” properties; “Evolve Allowed”; “Evolve Friendly”; “Ideal for hosting guests”; “Hosting Guests Allowed”; Hosting Guests Friendly", etc.
An additional request:
***Listing Brokers and Realtors, we need your help to please make sure your Sellers dispose of ALL of their trash inside of the trash carts within each Unit BEFORE they transfer ownership to the new Owner(s) at closing. Sellers have at times left full trash carts of garbage for the new Owners to deal with, which is unacceptable. If your Seller is not available to do this, please have them arrange with a service or handyman to dispose of this trash ahead of closing. It should go without saying that is is not professional to sell a home with your Sellers' garbage.
Additionally, we would appreciate each Broker and Realtor asking their Buyers to sign up on this site right after closing under their Unit number(s) as Owners; this will provide the Reserve Board with vital contact information to provide Owners with information via text and email that affects their specific Unit(s), and/or time sensitive or emergency information concerning The Reserve Community.
Please know that the Homeowners' Association Board does not issue house or mail keys, or gate remotes or garage door openers to agents. You will need to get everything from the Seller for the new Owner.
Something useful for you to know is that lawn service will be on Thursdays (weather permitting) during growing season. Trash Service through Steen's, Red Dirt Sanitation, or Card's is on Thursdays. Trash carts may be set out on Wednesday evenings after 6PM; but must be placed back inside of your garage or elsewhere inside your Units after trash pick up as soon as possible Thursday morning or afternoon as they are not permitted to be stored outside; they must be back inside of all Units by 11:59PM that same Thursday to avoid a fine. If it is a holiday week, Owners should verify through their provider that trash service will run on Friday instead, with set out of trash carts on Thursday after 6pm and being brought back in Friday as soon as possible, but definitely before 11:59PM that same Friday for holidays only.
