All Exterior Features Of Your Home Must Utilize Existing Architectural Themes and Styles, and Materials Similar To Those Presently Existing In The Reserve Community; Please see list of exterior features below this Special Note:

***SPECIAL NOTE: The Board and The Architectural Control Committee Has Been Prompted To Give Further Guidance As Is Allowed By Our Bylaws and Deed of Dedication and Restrictive Covenants: DON'T MAKE THE MISTAKE OF UPGRADING YOUR WINDOWS (OR DOORS THAT HAVE GLASS) WITHOUT ORDERING THEM WITH INTEGRATED WHITE 3/4" COLONIAL GRIDS/GRILLES! This Further Common-Sense Guidance Is That All Doors With Glass (Except for storm doors installed over solid entry/exit doors) And All Windows, Must Have
White 3/4" Grids as are already existing within our Community. If You Upgrade Your Windows To More Energy Efficient Windows, YOU MUST ORDER THEM WITH WHITE FRAMES, AND INTEGRATED WHITE 3/4" GRIDS IN A “COLONIAL” PATTERN WITH SIMILAR "PANE" NUMBER TO THE WINDOWS ALREADY EXISTING ON YOUR EXISTING WINDOWS AND ON SIMILAR UNITS OF YOUR SIZE.
• The Reserve's Restrictive Covenants That Every Owner Receives At Closing Already State That ANY CHANGES TO HOMEOWNERS' UNIT'S EXTERIORS OR LANDSCAPING MUST GO THROUGH THE BOARD'S ARCHITECTURAL CONTROL COMMITTEE. ***End of Special Note.

• The Same White Garage Doors With 32 Panels Without Ornamentation as is existing on all Units; Any brand is allowed for those who want stronger doors, but they must look exactly the same as is existing and have no ornamentation.
   
• The Same Approved Black Shutter Style; The Black Shutters must be the same size and style as is existing; they may be purchased on Amazon, at Lowe's and Menard's in Joplin. More detail in the "Shutters" link accessed here:

•  The Same American Colonial Style Windows With White 3/4" Grids Without
  Surround. Any Brand Is Allowed, But They Must Have White Frames And Have
  Integrated White 3/4" Non-Surround Grids In A "Colonial" Pattern Comprising the
  Same Number Of Panes As Existing Throughout The Community On Same
  Size/Similar Windows.
   
• The Same 6 Panel Solid Front Doors On Three Bedroom Units; And The Same 6 Panel
  Solid Garage Exit Doors Exiting To The Backyard From The Garage On 3 Bedroom
  Units And The Same 6 Panel Solid Exit Doors Exiting From The Garage To The Front
  Yard On Two Bedroom Units - On All Three Of These Door Locations, The Doors Must
  Be Painted In One Of The Two Approved Colors of Either Black or Yellow (Formulas
  for Approved Black and Yellow Colors Are Included in Sherwin Williams Paint For
  Exterior Colors in the “Unit Exterior Paint” accessed in this same folder or from the
  home page).
   
• Storm Doors Are Allowed In Front Of All Solid Doors; But The Storm Doors Must
  Have Frames Surrounding The Glass In Either White Or Black Only. No additional
  colors are allowed. The storm doors over solid doors are the ONLY glass doors that
  do not have grids.
• Three Bedroom Units Have Either White Sliding Glass Doors or White Double French
  Doors Off Of Their Downstairs Bedroom Exiting Into The Back Yard - Each Of These
  Styles Must Have White Frames With Integrated White 3/4" Window Grids (If you add
  aftermarket grids for some reason, they should be grids with a "surround" for
  strength and support); Two Bedroom Units have Back Doors Exiting From Their
  Living Rooms Into Their Back Yard That Either Have a Window In The Otherwise Solid
  Door And The Window On That Door Must Have A White Frame With White 3/4"
  Grids; OR Some Two Bedroom Units Have One French Type Door That Also Must Be
  White And Have White Integrated 3/4" Grids.
